DataQuick’s homebuying report for last month found the fastest April home-selling pace since 2006.

Overall, house shoppers bought 2,920 residences last month, up 17.5% in a year. Median selling price was $420,000 — down 2.3% in a year.

• Last time we had a better April? 3,563 sales in April 2006. Median selling price that month? $630,000!
• It’s a serious spring boost. The 17.5% gain last month in sales vs. the previous month compares to an average 0.7% advance for the same period since 1988. Home sales have gained 12 times in this month-to-month period and dipped 13 times since 1988.
• Last month’s Orange County sales total of 2,920 was up 17.8% vs. the previous five years and down 22.2% vs. the 1988-2011 average.

By key slices:

• Resale houses: 1,951 sold, up 22.9% in a year. Median selling price: $485,000 — down 2.1% in a year.
• Resale condos: 853 sold, up 15.0% in a year. Median selling price: $279,000 — down 3.0% in a year.
• New residences: 116 sold, down 25.6% in a year. Median selling price: $625,500 — up 16.9% in a year.

As of earlier this week, the number of homes in Irvine being actively marketed had dropped to 482 homes.

The average number of foreclosures on the market in Irvine last year hovered between 35 and 50 in any given month.

Currently, there are only nine foreclosed properties on the market in Irvine. Yes – that’s correct – only nine total foreclosures available anywhere in the boundaries of Irvine.

Short sales have seen the same sort of decline. Whereas last year they made up about 20 to 25 percent of the inventory available, the number of short sale properties represents only 13 percent of the total number of homes available.
